Important Notice (Legal Effect)
By confirming a short-let reservation, checking in, entering the premises, or accepting keys to the property, you agree to and are legally bound by these House Rules and Guest Terms. Continued occupancy constitutes acceptance, whether or not a separate signature is provided.
1. Guest Registration

A valid Driving Licence, Nigerian National Identity Card (NIN), or International Passport is required before or at check-in.

Only registered guests are permitted on the property.

The primary guest is responsible for all occupants and visitors.
2. Occupancy & Visitors
-
Maximum occupancy: 8 guests.

Day visitors or additional overnight guests are not permitted without prior approval.

Parties, events, or gatherings are not allowed.
3. Pets
-
Only verified service animals are permitted.
-
No other pets or animals are allowed.
4. Smoking & Prohibited Items
-
Smoking or vaping is not allowed indoors.
-
Illegal substances, weapons, or hazardous materials are prohibited.
-
Violations may result in immediate cancellation without refund.
5. Noise & Neighbours
-
Quiet hours: 10:00 PM – 8:00 AM.

Please keep noise to a reasonable level at all times and respect neighbours.
6. Utilities & Power Use
-
Laundry may only be done when public power (EKEDC) is available or when the generator is running at night.

When leaving the property for more than 30 minutes, please switch off lights, air conditioners, fans, and non-essential appliances.

Do not lock the kitchen main entrance from inside when leaving the property, for safety and emergency access.
7. Cleanliness & Damage

Please keep the property reasonably tidy.

Report any damage or accidents promptly.
-
Guests are responsible for damage beyond normal wear and tear or excessive cleaning.
8. Personal Belongings

Guests are responsible for their personal belongings
-
A safe box is available for valuables and is strongly recommended.
9. Children
-
Children must be supervised at all times.
-
Children are not permitted unsupervised access to staircases, balconies, the generator area, or the kitchen.

Management is not liable for accidents involving unsupervised minors.
10. Check-In / Check-Out

Check-in: After 3:00 PM

Check-out: By 11:00 AM
-
Late check-out requires approval and may attract fees.
11. Access & Inspections

Management may access the property with the guest present before check-out if necessary.

After check-out, management may enter for inspection, cleaning, or inventory.
12. Safety, Security & Emergencies
-
Exterior CCTV is in use for security purposes only.
-
Do not tamper with safety devices.
13. Assumption of Risk & Liability
Guests stay at the property at their own risk. To the fullest extent permitted by Nigerian law, and its management are not liable for injury, illness, loss, accident, or death, except where directly caused by proven gross negligence.
14. Keys & Access Devices
Guests are responsible for all keys, remotes, and access devices issued.
Lost or damaged items may attract replacement charges of ₦100,000 – ₦150,000.
15. Events Beyond Our Control
No refunds are issued for disruptions caused by events outside management’s control, including power or water outages, government actions, security situations, or other force majeure events.
16. Enforcement
Serious breaches of these rules may result in immediate removal from the property without refund and refusal of future bookings.
Final Acceptance
By booking a short-let, checking in, or occupying the property, you confirm that you have read, understood, and agreed to these House Rules and Guest Terms. These rules apply to all occupants and visitors under the booking.

- Pets Not Allowed
- Please Respect Our Home, Keep It Clean, And Be Mindful Of Noise, Especially At Night. If Accidental Damage Occurs, We'll Assess The Situation For Any Necessary Deductions Or Repair Costs.
- Excessive Noise Or Disruptive Behavior May Result In Eviction And Forfeiture Of The Security Deposit And Rental Sum. If You Have Any Disputes Or Neighbor Complaints, Please Let Us Know Right Away.
- Children Should Always Have Adult Supervision, And Guests Are Responsible For Their Safety And Any Disturbances To Neighbors
- All Visitors Must Follow These House Rules, And Overnight Guests Need Prior Approval To Avoid Forfeiture Of The Security Deposit
- Remember To Ventilate The Kitchen After Cooking And Return Kitchen Items To Their Original Spots. Avoid Overloading Or Underloading The Washer/dryer.
- Be Sure To Turn Off Lights And Small Electrical Appliances When Not In Use, As Well As The Air-conditioning. If There's A Power Outage, Contact Us Before Touching The Control Panel.

Booking Condition
To avoid losing any money paid, you can move your check-in date to another date that fits your schedule with the same accommodation booked. Notice must be given at least 3 days before check-in date. If you fail to give notice within this time, an equivalent one-night booking will be removed from your payment.
Cancellation Policy
In case of cancellation, the following charges will apply: Up to 7days before the arrival date, free cancellation.- 14 days before the arrival date, 50% of the booking amount.- In case of a no-show: the full amount of the booking For bookings that fall during festive periods (Valentine, Easter, Christmas), 50% of the booking amount will only be refunded if cancelled, regardless of when it was booked.
